Residential Photography
The Residential photography illustrated below is typical of my work. In addition to using specialized equipment the photography is provided with High Dynamic Range (HDR) processing. This is a process of layering multiple images to assure balanced lighting between bright and dark areas. While the average shoot delivers well over the number of images needed for MLS, I strive to provide at least the maximum number allowed. Photos are delivered the next day via Dropbox.
Pricing: Please call or email me with specifics for a Quote.
- Fee for properties with a single residence under 3,500 sq. ft. is typically $150
- Fee for properties with multiple structures and or over 3,500 sq. ft. will typically add $25 to $50 depending on circumstances.
- Evening (twilight) photography will usually add $150 to $200 depending on time of year and specific circumstances.
- Arial (drone) video and still photography are available and will generally add $100 to $200
- Video "walk through" is also available and will typically add $100 to $200.

How to Prepare a Home for Photos
Our homes are our "Comfort Zones" and it's not unusual to feel some separation anxiety when it's time to sell and move. It is important to adjust to a new phase in your lives and don't take it personally. As soon as you decide to make the commitment to sell your home, you need to think of it as a product, one that you want to sell fast and for top dollar. Don't take buyers' remarks personally. Instead, think of it as free advice on how to make your product live up to its highest potential.
It is important to emotionally detach yourself and follow the lead of your Realtor. As your Professional Representative they are your Team Leader and bring the Knowledge and Experience to Direct the Marketing and Sale of your Home. The following are some helpful tips and a Check List that you can use as a guide:
It is important to emotionally detach yourself and follow the lead of your Realtor. As your Professional Representative they are your Team Leader and bring the Knowledge and Experience to Direct the Marketing and Sale of your Home. The following are some helpful tips and a Check List that you can use as a guide:
- Spruce up your curb appeal. Potential buyers judge your home before they even enter it. Make this first impression count. Plant flowers, mow the lawn, put out a welcome mat and make small repairs that you have been putting off.
- Declutter Outside. Get rid of old lawn furniture, garbage and trash containers, garden hoses, boxes, cans, toys and pet stuff.
- Declutter Inside. Get rid of any superfluous items that detract from the rooms. Hide figurines; throw out or recycle junk mail, newspapers and magazines; file disheveled papers; and put clothes, shoes and the like out of sight.
- Clean. This simple tip is essential. Dust, vacuum, clean the windows and mop the floors. Make sure there are no odd odors floating around or major stains on the carpet or furniture. Do like your mother said and make your bed.
- Neutralize. Potential buyers need to imagine themselves living in your home. Make it easy for them by removing all personal items such as family pictures and/or religious statues. Also, get rid of any loud paint colors, offensive wall coverings or in-your-face accessories.
- Remove all big clunky furniture. Oversize couches, chairs or coffee tables have to go. If you cannot replace them with smaller pieces, get rid of as much as you can — less is more.
- Repair. Obvious and apparent damage to walls, doors, counters, floors, cabinets are major turn offs for potential buyers. Repair and or replace damaged areas and items starting with the most obvious.
